Provider Guide

From provider requirement to viable property

Why detailed requirements produce better property opportunities.

A request for “a block of flats” or “a six-bed house” rarely tells the whole story. The difference between a property lead and a viable opportunity is the detail behind the requirement.

Geography

Requirements may be tied to a particular local authority, town or commissioning need. Understanding that geography early prevents irrelevant property circulation.

Client group and operational model

Accessibility, unit size, wet rooms, staff areas, robust specifications, gardens, parking and community access can all be driven by the needs of the people who will use the service.

Housing and commissioner dependencies

The property may also need to fit the proposed housing/RP structure and wider commissioning pathway. A building being available does not by itself make the scheme deliverable.

Landlord alignment

Rent expectations, lease length, repairing obligations, works and timescales should be surfaced early. TSLC helps translate provider requirements into practical conversations with owners and agents.

Our objective

Reduce unsuitable introductions, obtain better property information and help the parties spend time on opportunities with a realistic prospect of progressing.
